Coldwell Banker Commercial Takes Over Leasing of Skypark Plaza

Coldwell Banker Commercial Northern California Retail Division is now handling leasing activities at the Skypark Plaza Shopping Center at the corner of Skyway and Notre Dame Blvd. in South Chico. The 186,553 square foot center is anchored by Raley's Supermarket, Ross Dress For Less, Jo-Ann Fabrics and Dollar Tree, and is one of Chico's strongest shopping centers. Other tenants include Tri Counties Bank, O' Reilly Auto Parts, Arby's and Sleep Train. Leasing will be handled by Ken Miller and Mike Donnelly, both active members of the International Council of Shopping Centers. The center is managed by Karin Knorr of Knorr Property Management.

State Farm Agent Chris Grettum is opening up a new insurance office at a prime retail location at 1450 Mangrove Ave., Suite 140 in Chico. Grettum is dedicated to simplifying the world of insurance and financial services, after he himself, lost everything in a devastating firestorm that swept through his neighborhood and destroyed his home. Souper Subs Takes Over Drive Thru

Souper Subs Deli is moving to a prime time drive thru location next to Popeye's and across from Jack in the Box near the power corner of Oro Dam and Lincoln Blvd in Oroville. The popular soup and sandwich shop is relocating from the former Quiznos location in the Las Plumas Food Max Shopping Center to the high profile, high traffic location at 1780 Oro Dam Blvd., a former Long John Silver's restaurant. Operated by Chris Lightle and his grandmother Edna Lightle, "Souper Subs" offers tasty homemade soups, deli style sandwiches, wraps, salads, coffee and smoothies. Souper subs is considered a local homegrown success story that represents the "can do" spirit of new independent entrepreneurs who are building their own businesses and improving our local economy. New Tanning Salon Opening

The 995 Nord Avenue Retail Center is now 90% full with the opening of a new tanning salon in Suite 140. The Electric Lounge will open in time for the new year in the 1,150 square foot unit next to Bulldog Taqueria. The lease, which was handled by Mike Donnelly, leaves only one retail space still available in the busy center.

Dollar General Coming to Oroville
11/22/13

Embree Group has closed escrow on a one acre parcel next to Home Depot on 3rd Street in Oroville, and plans to build a new Dollar General Store. The sale was brokered by Mike Donnelly of Coldwell Banker Commercial and Jason Read of CBRE.

This will be the second Dollar General Store to be built in Oroville. Another one is already under construction next to Jack in the Box near the corner of Lincoln and Oro Dam Blvd. Dollar General is in the midst of a massive expansion with plans to open up 600 stores in 35 states. Typically, once a store is completed, it is sold to investors at a price ranging from $2.2 million to $3.7 million with a 6.25% to 6.50% return on investment (Cap Rate). Currently there are Dollar General Stores being offered for sale in Quincy, Los Molinos and Weaverville. New stores in Paradise and Red Bluff have recently been sold.

Hunter & Farmer Open Commercial Kitchen

(Hamilton City) Award winning street food vendor "The Hunter and the Farmer" has started a commercial kitchen in Hamilton City. Owner/Operators Jenna Hunter and Analise Farmer are preparing their popular paleo-diet friendly cuisine at a former pizza restaurant next to Java Detour on HW 32, only 10 minutes from Chico. The Hunter and the Farmer is this year's winner of the Chico News and Review "Best of Chico" contest for food trucks. The mobile food trailer specializes in whole "real" food, composed of meats, vegetables, fruits, nuts and seeds with a menu that is seasonal, sourced locally and is "hearty and vibrant". In addition to a wide variety of cupcakes, she will also be offering coffee, tea and other drinks and baked goods in a quick casual environment. OrlandCare Pharmacy Opening Soon

(Orland) Orland's newest independent pharmacy is ready to open its doors. Owned and operated by Andy Mgbam, OrlandCare Pharmacy is opening at a prime location in the Palm Plaza Sav-Mor Shopping Center. Mgbam has been a pharmacist for 25 years and last worked at Walgreens, before establishing his own pharmacy.

The core of his new business will be personalized service and delivery. Customers can have their medicine or other pharmaceuticals delivered to their front door, or take advantage of the one stop shopping that Palm Plaza has to offer.

Chico Retail Trends
08/13/13

The Chico retail market trends are still a bit turbulent as the economy recovers and shakes out from the lingering affects of the Great Reality Check (i.e. Recession). Asking prices for retail buildings are down but appear to be flattening out. Actual sales prices continue to roller coaster up and down, and are currently under $200 per sq. ft. Asking rents also remain down. But new retail stores including Dick's Sporting Goods, BevMo, Chipolte, Bulldog Taqueria and others show confidence is back. Bulldog Taqueria Coming to Chico!

Bulldog Taqueria, billed as "the best and most authentic Mexican cuisine in Butte County" is opening up its second restaurant (www.bulldogtaqueria.com). The colorful eatery is expected to open its doors in the fall at the 995 Nord Avenue Retail Center across from Safeway in the student neighborhood, just in time for the fall semester at Chico State. The popular Bulldog Taqueria got its start in Oroville at the La Esmeralda Market on Oro Dam Boulevard, where it quickly became a local lunch time hit. New Miracle Ear Store in Auburn

(Auburn) Under the leadership of new owner Eric Bradley, the Miracle Ear store in Auburn has moved to a modern new location in The Plaza next to Mel's Diner at 1730 Grass Valley Hwy., Suite 500. The new store is a 1,000 square foot "end cap" location with excellent signage along busy HW 49 with plenty of parking and easy access for customers. Patriot Gold & Silver Exchange Opens Third Store in Chico

The Patriot Gold & Silver Exchange continues to grow in the Northstate, opening its third store in Chico. Owned and operated by Jake Ryan, The Patriot Gold & Silver Exchange is a "peace of mind store", offering not only gold and silver coins and bullion, but also a complete line of high-quality, affordable, freeze-dried and dehydrated emergency food supplies. New Java Detour in Hamilton City

The popular drive-thru coffee franchise Java Detour is opening a new store in Hamilton City along the busy H.W. 32 corridor between Chico and Orland/Interstate 5. The lease was handled by Mike Donnelly of Coldwell Banker Commercial. The colorful coffee bar that sells premium coffees, teas and baked goods will be located in the former Hamilton Perk drive-thru across the street from Hamilton City High School. Java Detour has stores throughout California including locations in Chico, Redding , Red Bluff, Marysville , Yuba City, Auburn and Sacramento.

The Northern California franchise ownership group is expanding, and even has opened up a warehouse distribution supply hub in Marysville to serve Java Detour stores throughout the region. A new fully equipped 2,200 square foot pizza restaurant right next to the new Java Detour is also available for lease.

The new coffee shop is the latest success story for Hamilton City which is experiencing a positive growth trend. A new hockey league and sports complex has opened in the former James Mills Growers warehouse on Walsh Avenue and a new Ampla Health Clinic is scheduled for construction right across the street.
